The most common reason for deposit deductions in Malaysia is cleaning and property condition. Landlords and agents compare the move-in and move-out condition, and even minor issues like limescale on taps, grout discolouration, or oven grease can result in deductions of RM200–500 per item.

Don't clean on the same day as inspection — you need time for floors to dry and any cleaning product residue to dissipate. Schedule the professional clean 1–2 days before your landlord visit.
Document the property's condition with timestamped photos. This protects you if the landlord claims damage that wasn't there. Take photos of every room, appliance, and bathroom.
