REIT Dividend Calculator Malaysia 2026 — FAQ

How do I calculate REIT dividend yield in Malaysia?
REIT dividend yield = Annual DPU (Distribution Per Unit) ÷ Current Price × 100. Example: Axis REIT DPU ~9.5 sen, price RM1.85/unit → yield = 0.095 ÷ 1.85 × 100 = 5.14%. For annual income: Yield % × Investment amount. 1 lot = 100 units.
How often do Malaysian REITs pay dividends?
Most Bursa Malaysia REITs pay dividends quarterly (4× per year) or semi-annually (2× per year). Axis REIT, Al-Aqar Healthcare REIT, and KLCC REIT pay quarterly. Sunway REIT and IGB REIT pay semi-annually. Check each REIT's distribution schedule on Bursa Malaysia's website or their investor relations page.
Are REIT dividends taxed in Malaysia in 2026?
Yes — changed from YA 2026: resident individuals pay income tax at marginal rate (0%–30%) on REIT distributions, replacing the flat 10% withholding tax. If your total taxable income is below RM35,000, your effective tax rate may be 0%–8% — potentially better than the old 10% WHT. Non-residents now face 30% tax. (LHDN Practice Note No. 2/2026)
What is DPU in REIT Malaysia?
DPU = Distribution Per Unit. It is the amount of cash distributed to each REIT unit holder per period (usually per quarter or per year). Expressed in sen per unit. Example: Axis REIT annual DPU ~9.5 sen means each unit receives 9.5 sen/year as distributions. Total annual income = DPU × Number of units held.
