1. How long you plan to stay
Under 7 years โ renting almost always wins. High upfront buying costs (stamp duty, legal fees, renovation) take years to recover. Over 10 years โ buying builds equity and typically outperforms renting.
2. Down payment availability
Minimum 10% down payment is required. On a RM450k home that's RM45,000 cash โ plus RM7,100 stamp duty, RM2,250 legal fees, and RM600 valuation. Total minimum: ~RM55,000 before renovation.
3. DSR (Debt Service Ratio)
