Quit rent (cukai tanah) is an annual land tax paid to the State Land Office (Pejabat Tanah dan Galian / PTG). It is based on land area in sq ft, not property value. All landed properties in Malaysia must pay quit rent — strata properties (condos, apartments) pay collectively through their Management Corporation (MC). Failure to pay can result in land forfeiture under the National Land Code.
Which state has the cheapest quit rent in Malaysia?
Generally, East Malaysian states (Sabah, Sarawak) and northern states (Kedah, Perlis, Kelantan, Terengganu) have the cheapest quit rent at ~RM0.018–0.022/sq ft for residential. Selangor and KL are around RM0.035/sq ft. Commercial rates are 2–4× higher than residential rates in all states.
What is the quit rent deadline in Malaysia?
Most states: 31 May each year. Exception: Kuala Lumpur and Putrajaya (Wilayah Persekutuan) have a 28 February deadline. Johor, Selangor, Penang, and all other states use 31 May. Late payment incurs 2% per month penalty.

What happens if I don't pay quit rent?
Late payment: 2% per month penalty on outstanding amount. 3+ years unpaid: State Authority can issue demand notice and ultimately forfeit the land. Unpaid quit rent also blocks any property sale, transfer, or refinancing — it must be cleared first. Always pay by the deadline.
